Efficiency - So much has changed in how we experience our homes, energy efficiency being a prime example. The cost of converting “old” electrical technology invented by Edison in the 1800’s to “new” more efficient LED and solar energy being utilised today is prohibitive. If the energy efficiency of our electrical appliances is so important to us, then why not our homes? It doesn’t make sense to use energy efficient air conditioners or heating, when our homes have not been properly insulated, to keep the houses cool in the summer and warm in the winter.

New build, Key-In-Hand projects have gained prominence in recent years, they essentially secure for the buyer a modern new home at a predetermined price. These houses are built using the latest technology and practices, meeting current insulation and energy industry standards. 

The cost of a key in hand project is based on a predefined property design located on a plot of land identified by the contractor. Within this budget buyers are invited to customise the finishes of the house to meet your own unique tastes.

 

Bank Finance

Portuguese banks view key-in-hand projects in a positive light as the cost of the construction is secured in a contract with a licensed Portuguese building contractor. The process for applying for the mortgage is the same as the application for a loan on the purchase of an existing house. Portuguese valuators are accustomed to valuing pre-construction projects and banks have a formal structure to manage the drawdown of payments as the construction progresses.
